According to experts, and this opinion is considered an undisputed postulate, only a mature organization with sufficient experience in independent execution of a significant range of general construction and repair-decorative works can claim the role of a professional general contractor. Without violating the management thesis in the dispute between supporters of specialization and advocates of universality, we clarify: the experience that allows effective control. Possessing not only theoretical knowledge but also practical experience in performing the most extensive list of works, applying innovative technologies, methodologies, know-how, etc., the engineering and technical staff is capable of providing effective management of the construction process. Otherwise, the harmony between effort and result is unlikely to be achieved.

Unfortunately, the widespread practice of irrational choice of general contractor still exists. Some customers make decisions, relying on what seems to them a sense of trust in a specific person (a friend, relative, good acquaintance, etc.), entrusting him with the authority to manage finances and responsibility for spending money.

At the same time, they believe that the potential and competencies of the construction organization are secondary. There are cases when the customer chooses a general contractor from companies specializing in the installation of a monolithic frame, mistakenly believing that the frame is the main component of the future object...

We are advocates of a systematic approach and consider general contracting as a system consisting of interconnected and interdependent elements, the key ones of which are: the customer's service, the general contractor, subcontractors, manufacturers, and suppliers of equipment and materials. As is known, this approach involves a comprehensive assessment of the production activities of the general contractor and the management system of the construction process as a whole.

The management team of the universal group of construction companies "Novу Zodchу" has gained diverse experience in providing general contracting services on more than fifty objects, including residential buildings, shopping complexes and office centers, hotels, banks, sports and medical institutions, and industrial enterprises.

The most vivid, meaningful, and successful examples of performing the functions of a general contractor for us are objects:

Starting from 2014, the organizational development concept of the "Novу Zodchу" group has adopted the model of a managing company, but - taking into account the differences (status and substantive) between the general contractor and project management - refined and somewhat "trimmed" compared to the typical one, a kind of symbiosis of the functions of the customer and the general contractor.

Testing and simultaneous improvement of our model took place during the implementation of the development program of the national network of office centers "Passport Service." The universal group of companies "Novу Zodchу" performed (and continues to perform, the program is not completed) the functions of a general contractor, designer, and the main (the full list, excluding the design and installation of fire alarms) executor of works. The result of our efforts is the commissioning of twenty "Passport Service" office centers in fourteen cities of Ukraine in less than three years. In each of the office centers, the entire range of work and services - from design to commissioning - was completed in the shortest possible terms, not exceeding thirty calendar days.

In conclusion, we note: the methodology and experience of the "Novу Zodchу" group in applying a systemic approach to the duties of a general contractor - let's be frank - are not unique, not distinguished by novelty. At the same time, some fragmentary components of the organizational development model deserve attention and generalization, and the effect of implementation, expressed in integrated indicators of competitiveness, such as: growing demand and reputation, strengthening potential and corporate culture, exponentials of financial and economic activities - is obvious and significant.
